Historic Cannon Brewery transformation charges ahead

Social impact developer Capital&Centric is brewing up the next chapter for Cannon Brewery, unveiling the detailed vision for the Neepsend landmark with fresh new images showing an aerial view of the iconic site’s regeneration.
The plans submitted to Sheffield City Council set out Capital&Centric’s ambitious plans for the birthplace of the UK’s best-selling Stones Bitter. Cannon called time on the Brewery back in 1999 but it will now be reborn as a buzzing new neighbourhood.
The developer is planning a blend of 252 design-led apartments in phase one of approximately 500 homes, fusing the restoration of the site’s characterful buildings with striking contemporary new builds. It’s a lifestyle on tap, with plenty of places to live, work, and hang out. Residents will be able to start the day at the gym, grab a coffee downstairs before heading to work, and catch a film at the mini-cini when they get home.
Capital&Centric is crafting a community with a proper pulse with co-working spots for the daily grind, a laid-back residents’ lounge for catch up with neighbours, and a lush urban park for when you need to chill out. Throw in ample space for indie cafes and bars, and you’ve got a neighbourhood that really feels alive.
Cannon’s industrial character will be front and centre with the historic brew house preserved and reimagined into top class office spaces and a ground floor food and drink space to hang out in. Meanwhile, the iconic water tower will become a beacon at the centre of urban park, restored to celebrate the site’s former use.

Somewhere you bump into your neighbours and with a proper buzz. Add in cafés and workspace on the doorstep and you've got a neighbourhood Neepsend can be proud of. We can’t wait to crack on”
The neighbourhood is already coming to life. Club de Padel is offering up courts and a new social spot for the community to enjoy well before the homes are built.
Capital&Centric is working with South Yorkshire Mayoral Combined Authority and Sheffield City Council to deliver the transformation. The combined authority awarded £11.67 million from its Brownfield Housing Fund to kick-start the regeneration.
On site, things have moved fast since outline consent was approved in 2023. The diggers arrived last year to kick-start the remediation and demolition of the later warehouse buildings has been powering ahead. The works are expected to wrap up next month, leaving the site ready for construction to begin later this year.
Cannon Brewery is part of Capital&Centric’s wider vision for Sheffield with the developer’s Mesters Village masterplan already including Eyewitness Works – the restored Grade II listed cutlery works in the Devonshire Quarter which has been turned into a thriving rental community with plans for another – Fitzwilliam – advancing apace.
