Capital&Centric appointed development partner for landmark Ipswich regeneration

Social impact developer Capital&Centric has been appointed as development partner to Ipswich Borough Council for one of the town’s most significant regeneration opportunities, with plans to transform the iconic Pauls Silo and historic waterfront into a vibrant new neighbourhood.

The appointment marks a major step forward in bringing new life to the historic western gateway site, creating a destination packed with indie businesses, workspaces, homes and public spaces, while celebrating the heritage that makes the location so unique.

Working alongside leading international consultancy Drees & Sommer, which has been appointed by the Council, Capital&Centric will now begin shaping detailed plans for the site, and engaging with local communities and stakeholders as the proposals evolve.

The vision includes breathing new life into Pauls Silo, retaining and restoring the landmark building while introducing exciting new uses throughout the site. Plans being explored include a bustling new neighbourhood including independent cafés, bars and restaurants, alongside a mix of new homes designed to bring activity to the waterfront throughout the day and into the evening.

A vibrant green courtyard will sit at the heart of the new community, creating space for outdoor events, markets and socialising, opening up the waterfront for all.

The proposals also include repurposing Pauls Silo and the adjacent structure, whilst preserving the building's distinctive character and industrial heritage.

Capital&Centric has built a solid reputation for transforming overlooked historic buildings into thriving mixed-use neighbourhoods across the UK, including projects in Manchester, Sheffield, Stockport, Stoke-on-Trent and Gateshead. The approach focuses on retaining heritage assets wherever possible, and creating places that champion independent businesses, culture and community.
