First look at The Lanes, as Sunderland locals invited to have their say

Capital&Centric is set to reveal its vision for an exciting new development in High Street West, called The Lanes, plans include for 216 new homes in a green, lively neighbourhood in the heart of Sunderland.
The plans which contribute to Riverside Sunderland’s exciting transformation are set to go on show, as Capital&Centric invites locals to have their say on The Lanes.
The social impact developer plans to transform High Street West into a new city centre neighbourhood, bringing 216 one and two-bedroom homes alongside new spaces for cafés, bars, shops and businesses.
This project continues the successful investment at Riverside Sunderland including City Hall, a landmark civic building at the heart of Sunderland, Culture House and the Sunderland Specialist Eye Hospital, a state-of-the-art healthcare facility providing specialist eye care services, creating a vibrant city centre that is activated throughout the day and well into the evening.
It marks a new chapter for one of Sunderland's most important streets, and Capital&Centric’s goal is to ensure that it stays at the centre of city life. The ambition is to build an accessible and welcoming new community that is resilient, characterful and connected to how people live today.
On Thursday 8th October, the team will be taking over Culture House Sunderland in Keel Square, where people can drop in, get a first look at the proposals, chat to the team and give feedback on proposed plans for The Lanes. There’ll be food and drinks on the go, plenty of time to have a nosey around the plans and the chance to throw ideas into the mix.

“This development delivers a vibrant and contemporary neighbourhood, integrated with its high street character that adds to the energy already being experienced at Riverside Sunderland. “We’ve been working up some big ideas for the area, and now we want Sunderland locals to get stuck in. This is their chance to see where we’re heading, chat to the team and tell us what they think before the plans progress.”
Locals can get their first look at The Lanes at a public consultation event at Culture House Sunderland, Keel Square, SR1 3DZ, on Thursday 8 October, 3-6pm.
The Capital&Centric team will be there to share the emerging plans, answer questions and hear what people think.
Those unable to attend will also be able to view the proposals and have their say online at capitalandcentric.com/project/sunderland
The consultation closes on 21st October 2026.
