Crookes Walker Consulting engineers move to the top floor of Piccadilly East’s Neptune Mill

Social impact developer Capital&Centric has signed up long-term collaborators Crookes Walker Consulting (CWC) to take the top spot at Neptune Mill in Manchester’s Piccadilly East.
The employee-owned engineering consultancy has secured the entire fourth floor – a character-packed 3,017 sq ft workspace. The move marks a strengthening of the bond between the two companies, as CWC already works alongside Capital&Centricon several major town centre regeneration projects across the UK.
Neptune Mill, a Grade II listed 19th-century landmark, has been transformed from a decaying relic into a hub for creative businesses. Capital&Centric has retained the building's industrial soul, with the top floor featuring original exposed red brickwork, timber beams, and huge windows that flood the space with natural light. The floor even boasts pop-out balconies with views across the city’s evolving skyline.
The move allows CWC – which provides energy modelling and design on projects ranging from major £1.2bn masterplans to specialist scientific facilities – to grow its Manchester HQ in a space that aligns with its own commitment to sustainability and high-quality design. Neptune Mill is a rarity for a mill conversion, boasting an EPC ‘A’ rating thanks to a raft of clever energy-saving features.
With CWC joining a lineup that already includes The Warehouse Project, White Label Digital, and Capital&Centric’s own HQ, the building is now almost fully let. Just one space remains – the third floor – arguably the most enviable spot in the building. The 4,064 sq ft workspace comes with its own massive private terrace, a rare city centre luxury perfect for alfresco meetings or summer socials.

Tom Wilmot, joint managing director at Capital&Centric, said:
“We’ve worked with the CWC team for a long time, so we know they’re a talented, creative bunch who share our values. It’s brilliant to have them joining the community here at Neptune Mill. The neighbourhood is buzzing now. Between us moving in, the arrival of Cotton’s café-bar, and the Warehouse Project and Tixstock taking space, Neptune Mill has firmly established itself as the go-to for businesses who want a workspace with real personality. We’ve now only the third floor left which comes with its own private outdoor terraceso I doubt it will be available for long!”
Andy Ringland, MD at Crookes Walker Consulting, said:
“As an employee-owned business, every decision we make puts our team at the heart of the process. Finding a new ‘home’ for the office is a significant move, and we viewed all our options through a holistic lens. “Neptune Mill stood out as the right choice. It offers fantastic transport links, great local amenities, and excellent value. Having one of our most valued clients literally on our doorstep is a huge bonus that will support even closer collaboration on the regeneration projects we’re delivering together. The team is excited about the future here and we can’t wait to get settled in.”
Neptune Mill is part of Capital&Centric’s wider mission to unlock investment in Piccadilly East. The neighbourhood was named as one of the UK’s up-and-coming hotspots by the Sunday Times, following the social impact developer’s work on the nearby Crusader and Phoenix communities.
