Capital&Centric and Middlesborough Council reveal first look at landmark regeneration

With work already underway to restore the Old Town Hall, the first image of a major new neighbourhood in Middlehaven has been unveiled, marking a significant milestone, as Capital&Centric and Middlesbrough Council continue to drive forward one of the UK’s most ambitious regeneration projects.
The first phase is progressing through early design stages and will bring a vibrant mix of homes, including high-quality single family housing with some additional build-to-rent apartments, designed to create a lively new community close to Middlesbrough town centre.
The new CGI shows how the proposals for phase one will transform Middlehaven into a unique new urban district with private courtyards and a mix of amenities, centred around the area’s Old Town Hall.
The wider masterplan will deliver more than 2,000 homes alongside established schools, colleges, major sporting facilities, growing tech businesses, independent hospitality and lush green space into a connected waterfront neighbourhood designed to bring new energy and investment into Middlesbrough.
Capital&Centric has appointed a strong design team, with globally recognised architects MVRDV working in partnership with Capital&Centric collaborators, shedkm on the vision for the site.
Known for bold, future-facing projects across the world, MVRDV’s appointment reflects the scale of ambition behind the transformation, while shedkm brings extensive experience in delivering transformational developments and vibrant new city neighbourhoods across the UK.

John Moffat, Joint Managing Director at Capital&Centric, said:
“Middlehaven is one of the most exciting regeneration opportunities in the UK right now because all of the key ingredients needed to create a buzzing new neighbourhood are already here. Working alongside our experienced, imaginative design team, this is a chance to bring a new kind of neighbourhood to Middlesbrough that feels ambitious, creative and full of energy, while also delivering over 2,000 new homes to Middlehaven.”
Middlesbrough Mayor Chris Cooke said:
“It’s exciting to see the first imagery of how we’ll transform Middlehaven and make it thrive for the benefit of everyone in Middlesbrough. To see our Old Town Hall at the centre of the plans is wonderful. Capital & Centric agree with me that this area has so much potential. We’re working hard to get the blend right so it’s an area that respects its history and looks forward with confidence to the future.”
Social impact developer Capital&Centric now spends an average of £3m across eight live construction sites, driving regeneration in towns and cities nationwide by transforming unloved land and buildings into vibrant neighbourhoods that revitalise communities.
Further detail on the emerging designs and future vision for the Middlehaven scheme are set to be revealed soon.
