Northampton’s getting a proper reset - old M&S flipped into homes, indie spots and lush green space.

High street relics, reworked into a proper neighbourhood.
Northampton town centre is in line for a major glow-up, with the long-vacant former M&S building set to be reimagined as a brand-new neighbourhood. Working alongside West Northamptonshire Council, we’re breathing new life into this stretch of the high street. Bringing forward new homes, lush green spaces, and a line-up of independent cafés, bars and restaurants to create a proper buzzing destination.
Altogether, we’re crafting a community that’s vibrant and walkable, somewhere you can grab a coffee, bump into your mates and spend time, whether you live here or you’re just passing through.
Bringing new residents, businesses and visitors into this part of the town centre will boost the local economy and help create a vibrant, diverse new heart for Northampton. This is about taking a tired part of town and making it somewhere that buzzes with life again.
The Plans.
We’ve got big plans for the Abington Street site, which has laid empty since the national closure of BHS in 2016 and Marks & Spencer leaving the town in 2018. We’ll be reimagining this underused part of the town centre into a new neighbourhood including:
• Minimum of 250 new homes
• Amenities including private landscaped gardens with terraces, a resident gym, a mini cinema and co-working spaces
• Ground floor space for independent businesses including cafés, bars and restaurants to compliment the homes above
• New planting and green spaces spilling out onto the high street.
• A series of vibrant and characterful courtyards linking to the site’s heritage, with both public and private spaces
