We love great architecture, offbeat design and everything we do has a positive social impact.
In the last 10 years, we’ve completed over 2m sq ft of development and spend over £3m a week on regeneration. Right now, we’re cracking on with over 2.5m sq ft of development across commercial, residential, hotel and leisure sectors.
We’re only just getting going and on the lookout for the next place to take our tried and tested model of meaningful regeneration to.
We don’t move on after we’ve laid the last brick. Instead, we manage all our developments in house, from viewings and lettings, to community management and resident events.
Taking on challenging sites is what really gets us going, it’s where we see the biggest positive social impact. We’re pros at addressing market failures and finding innovative solutions to help local authorities reach their housing targets and revamp high streets, whilst raising the bar in terms of design.
Our neighbourhoods are designed to bring people together through thoughtful design and a curated mix of placemaking activations that benefit residents and locals from the wider community.

We live and breathe social impact.
We believe in creating long-lasting sustainable change, not just in the communities we create, but in the way we give back.
In 2019, we co-founded Embassy, a repurposed tour bus offering homeless people shelter and support. Now, we’re creating Embassy Village, a pioneering approach to tackle homelessness that gives people their own front door and much needed wrap-around support to break the cycle of homelessness and get back on their feet.
To combat the lack of diversity within property, aid social mobility and overcome the industry’s skill shortage, we set up Regeneration Brainery, an award-winning not-for-profit that inspires young people from underrepresented backgrounds to find their dream career.
So far, we’ve worked with over 6,000 young people across the country, a third of which are now working in the industry or studying to join it.
